Proximity Associates focuses on multifamily and residential real estate development and related opportunities in the Carolinas and surrounding areas. The company leadership team brings over 50 years of industry experience to every project it approaches.

Founders

Patrick Woods

Patrick began his career in real estate development over 15 years ago. Over that time, he primarily focused on development of multifamily housing and infill mixed-use projects. In the current market cycle, Patrick has lead development of several institutional quality apartment communities totaling over 1000 units.

Patrick has been involved in many professional organizations including a serving director of the Piedmont Triad Apartment Association and Apartment Association of North Carolina boards of directors, and a member of the Guilford County Board of Adjustment.

Jim Guo

Jim historically specialized in residential construction and related land development and entitlements. His portfolio includes custom homes, subdivision development and spec built homes with a total value over $33 million. In recent years, Jim changed his focus to multifamily development and investor relations. He has completed two multifamily projects totaling 200 units and have several projects under construction.

Jim holds a master's degree in Physics from the University of Chicago and a master's degree in Computer Engineering from University of Maryland at College Park.

Brian Ammons

Brian has been involved in all facets of multifamily construction and built thousands of units across the Southeast. He is dedicated to creating compelling design solutions that realize each client’s vision.

With over 30 years in the construction industry, including nationally ranked performers, Brian has acquired extensive experience. This has been instrumental to the successful development of multiple projects. Brian uses his industry foresight, pioneering spirit and market knowledge to negotiate with owners and contractors across 3 states.

Acquisition Partner

David Le

David has more than 15 years’ diverse real estate experience and has served as the fund manager overseeing more than $50M of real estate transactions. As an entrepreneur from an early age, David possesses natural business acumen. While still in college, he launched two successful businesses and achieved successful capital raising and exits. David has worked both internationally and domestically in commercial development, residential lending, and fund management.

Team Members

John Morrow

John, a licensed general contractor for more than 25 years, manages project procurement, estimating and execution, as well as relationships with the owners, subcontractors and suppliers. He streamlines processes to provide outstanding quality and value to each project.

Lauren Tirgrath

Graduate of UNC-CH, Lauren brings a financial and technical background to the team. In addition to providing support for all aspects of daily operations, she manages Blue Rock Construction, a residential entity where she holds the license.

Diona Harrison

Diona brings over 20 years of combined management experience, specializing in accounting and operations. Additionally, she contributes skills consisting of real estate, property management and marketing.
